How it works

  1. 1. Upload the statement

A PDF or a photo of the bank statement. Every transaction is read as a row, and we check that the opening balance plus the movements gives the closing balance.

  2. 2. Adjust the assumptions

Choose the expense factor and whether transfers, loans and refunds are excluded. The estimate updates instantly, in your browser.

  3. 3. Check the flags

See the deposits month by month, the large deposits a lender will ask about and any NSF or overdraft items, and download it all as a CSV.

What the calculation shows

It follows the method of the bank-statement income programs used for self-employed borrowers, with every assumption in your hands.

  • Deposits, eligible deposits and withdrawals for each month of the statement
  • Average monthly eligible deposits: the sum of eligible deposits divided by the months covered
  • Estimated qualifying monthly income after the expense factor (50% by default, adjustable)
  • Large deposits above half of the monthly average, listed with date and amount
  • NSF, overdraft and returned-item lines counted

What lenders usually look at

  • Bank-statement programs typically ask for 12 or 24 months of personal or business statements, depending on the program.
  • Deposits that are not income, such as transfers between your own accounts, loan proceeds and refunds, are normally excluded.
  • Many programs apply a flat expense factor to business deposits unless a CPA letter or a profit-and-loss statement supports another ratio.
  • Large or unusual deposits and overdrafts are commonly asked about in the file.

Why not just a spreadsheet

Building this by hand means retyping hundreds of lines from a PDF and scanning each month for transfers and large deposits. Reading the statement into rows first, with the balance check that proves no line is missing, turns it into a few clicks. The free trial reads two pages; a free account gives you 20 pages a month to go further.

Frequently asked questions

Is this a loan decision?

No. It is an estimate from the transactions we read. Each lender applies its own guidelines on which deposits are eligible, the expense factor and how large deposits are treated.

Which deposits are excluded by default?

Transfers between accounts, loans and advances, refunds, reversals and returned items, detected from the description. You can switch the exclusion off, and the excluded deposits are counted and totalled so nothing is hidden.

How many months can I upload?

The free trial reads up to two pages without an account. A free account gives you 20 pages a month; a year of statements is usually somewhere between 12 and 36 pages, so longer sets may need a paid plan.

Why is 50% the default expense factor?

A flat 50% is common in bank-statement programs for business deposits when no CPA letter or profit-and-loss statement supports another ratio, but it varies by lender. Move the slider to match your program.

Are my statements stored?

In the free trial the document is not kept and the calculation runs in your browser. In your account the data stays available for you to download and delete whenever you want.
